Gateway Hospitality, LLC has begun the development process for a new construction 80 room Holiday Inn Express & Suites situated in King George, Virginia and adjacent to the Naval Surface Warfare Center, Dahlgren Division. The new 80 room Hotel will replace the existing Holiday Inn Express flag on Route 301 as part of the new King George Gateway 160 acre commercial development, which includes University of Mary Washington and Wal-Mart Super Center.
This area of King George, located on US Route 301 just south of the Harry W. Nice Potomac River Bridge, has rapidly developed as a commercial retail, educational and hospitality hub as the result of Realty Development Services, LLC’s Edward Murphy focusing on this developing in the region. The Second Phase of King George Gateway retail center opens this month. Ed Murphy is the Manager of King George Gateway and Gateway Hospitality LLC; developer of the Holiday Inn Express & Suites.
“This market is need of quality hotel accommodations. Many of the travelers to this region are making lodging choices by crossing the Potomac and going into Maryland as a result of not enough upper-midscale rooms in the market. With the development of the hotel and a full-service restaurant, along with the other retail development in the market, we should be able to provide the accommodations and services that will keep travelers in King George,” said Ed Murphy.
Cornerstone Hospitality, LLC, a Williamsburg-based hotel development and management company, has been selected as the development partner and management company. “This hotel will replace the existing Holiday Inn Express in the marketplace” said Kimberly Christner, President & CEO of Cornerstone Hospitality. “It will be situated within walking distance to the University of Mary Washington Dahlgren campus as well as all of the retail and restaurant venues making it a prime location for travelers making it the top choice for accommodations in the marketplace.”
The project will break ground in April 2015 and open in the Spring of 2016. The project is being developed by Gateway Hospitality, LLC in collaboration with Cornerstone Hospitality, LLC. The architect of record is Dever Architects and construction by Brechbill & Hellman. Funding for the project will be provided largely by Gateway Hospitality, LLC, which is still vetting financial institution partners.
